The homeowner had hired professional cleaners twice in two years. After each clean the smell reduced and the carpet looked better. Within six weeks it was back. She had concluded the carpet needed replacing.
UV inspection changed the picture. Contamination in the living room extended roughly three times the visible stain area. The master bedroom had a zone large enough to indicate pad involvement. The previous two cleans had treated the visible stains only — no UV inspection meant the full footprint was never treated. Every time the carpet got damp, the untreated zones re-activated.
We treated all UV-confirmed zones with enzyme pre-spray, 20-minute dwell with agitation, and told her before starting that the master bedroom pad zone would improve but might not fully eliminate without pad replacement. Living room and secondary bedroom cleared completely. Master bedroom improved approximately 80%. Three months later the living room odour had not returned. The carpet did not need replacing.

No pet contamination, light general soiling — straightforward on paper. The issue: a persistent grey-yellow cast to the light grey carpet and a smoke smell that intensified when the heating was tested during move-out inspection.
Light grey carpet in homes closed during smoke events develops a grey-yellow tone people attribute to age or soiling. It is neither. It is PM2.5 embedded in the fibre from sustained smoke exposure, changing the light-scattering properties of the pile. Standard cleaning does not address this.
We applied alkaline pre-spray for smoke contamination, 15-minute dwell, light agitation. First extraction pass pulled visibly dark rinse water. Second pass on main areas and stairs. Rinse adjusted for Rogue River water. The property manager called the following week: the new tenant had asked why the carpet had been replaced. It had not. The smoke was removed and the actual light grey colour came back.

The homeowner wanted carpet and rug assessed after a flooding event. Water had sat approximately 18 hours. Pre-inspection: carpet backing in the master bedroom had delaminated in a zone four feet square. The hallway was salvageable. The Oriental rug was in excellent condition.
We gave the homeowner a straight answer before we touched anything: the master bedroom section could not be restored by cleaning. Cleaning it would not fix the backing separation and could accelerate the damage by re-wetting it. We cleaned the hallway and the rug only.
The hallway came up fresh with no moisture smell. The rug cleaned exceptionally — colours were significantly brighter than the homeowner had realised they could be. She replaced only the master bedroom section. She told us every other cleaner she called said they could clean the delaminated section. We were the only ones who did not.
